Shoreline rent increases for 2012
Shoreline HP have said that they will continue to follow government policy in the setting of rents, which means that rents will rise by an average of 6.1% in April 2012, which is directly in line with other housing associations operating locally as well as those councils who still own their own housing.
More than 74% of Shoreline tenants are receiving Housing Benefit which should match the rent rise, although this depends on individual circumstance.
Shoreline has directly followed government guideline ever since it was formed in 2005 and over seven years they have limited their average annual rent increases to 3.6%, even reducing rents in 2010.
Rents are linked to the size, condition and location of properties, as well as local earnings to fairly take account of affordability.
Shoreline has also frozen garage rents at last year’s prices.
In addition, tenants will only be charged ‘variable’ (actual) service charges as opposed to (‘fixed’) estimated ones – as promised to tenants in 2004.
Consequently, some charges will go down and some up, but in overall terms this represents a £30,000 reduction in charges to tenants.
Tenants not in arrears will still receive four rent free weeks throughout the year –one in August, two in December and one at the end of March 2013.
